Your Data, Your Peace of Mind: How Action Team Secures Your Real Estate Transaction

Image
In the digital age, buying or selling a home involves sharing sensitive financial and personal information. At Action Team, we believe that data privacy is just as important as the physical keys to your home. We go beyond standard practices to ensure your information remains secure.  Here is how we protect you:  🔒  Device & Cloud Security   We back up all local files to a secure cloud service where data is encrypted both in transit and while stored. If a device is ever lost or stolen, we can perform an immediate "remote wipe," deleting your information from that device instantly so it never falls into the wrong hands.    📱 Secure Communications   Email: Our email domains are protected by Two-Factor Authentication (2FA) to prevent unauthorized access to our conversations.   Text Messages: We employ dual-layer 2FA on our cell accounts and lock SIM cards both on the device and with the carrier to prevent "SIM swapping" attacks. ...

Zillow vs. Reality: How Accurate Are Automated Home Valuations in Kona, Hawaii?

Image
If you've ever looked up your home's value on Zillow or Redfin, you've experienced an automated valuation model (AVM) — an algorithm that estimates what your property is worth using publicly available data. But how accurate are these estimates when it really counts? As a realtor in the Kona, Hawaii market, I wanted to find out. I excluded: Private (non-MLS) sales — because there's no way to know if they were true arms-length transactions. Pre-market sales — properties listed on the MLS but sold before any days on market, where the asking price typically equals the sale price and offers no negotiation ins...

What's Happening in Kailua View Estates — And Can You Trust Zillow?

Image
If you've been wondering about real estate activity in Kailua View Estates, here's a quick update: the market is moving. With four properties currently listed, two already under contract, and multiple sales closed in the last 12 months, this neighborhood is still in selling — not the frenzied COVID-era pace, but steady and healthy. But here's an interesting question: how accurate are automated home valuations from sites like Zillow or Redfin? To find out, I compared Zillow's pre-listing estimates to actual sale prices for every recent transaction in the subdivision. The result? Zillow's estimates ran about 4% higher than what homes actually sold for. Meanwhile, listing prices set by agents and owners came in much closer — only about 1% below the final sale price on average. The takeaway? When it comes to pricing a home, local knowledge still wins. Buyers, too, appear to be making offers based on neighborhood comparables — not automated valuations. Whether you're...
